Apartmentdeals.ai is an online platform that connects renters with property managers and owners by displaying rental property listings and special deals. We provide a venue for property managers to advertise rental properties and for prospective renters to search for and inquire about available rentals. We do not own, manage, or control any of the properties listed on our Site.

3. User Accounts

Account Registration

To access certain features of the Site, you may be required to register for an account. You agree to provide accurate, current, and complete information during registration and to update such information to keep it accurate, current, and complete.

Account Security

You are responsible for safeguarding your password and for all activities that occur under your account. You agree to notify us immediately of any unauthorized use of your account.

Account Termination

We reserve the right to suspend or terminate your account at any time for any reason, including if we reasonably believe you have violated these Terms.

4. Property Listings

Accuracy of Listings

Property managers and owners are solely responsible for the accuracy, completeness, and legality of their listings. Apartmentdeals.ai does not verify or guarantee the accuracy of any listing information, including availability, pricing, amenities, or property condition.

No Endorsement

The inclusion of any property on our Site does not constitute an endorsement or recommendation by Apartmentdeals.ai. Users should conduct their own due diligence before entering into any rental agreement.

Listing Content Requirements

Property managers agree that all listings must:

• Comply with all applicable federal, state, and local laws
• Not contain false, misleading, or deceptive information
• Comply with all fair housing laws and regulations
• Not infringe on any third party's intellectual property rights
• Not contain offensive, discriminatory, or inappropriate content

5. Fair Housing Compliance

Apartmentdeals.ai is committed to full compliance with the Fair Housing Act (42 U.S.C. § 3601 et seq.) and all applicable state and local fair housing laws.

Prohibited Discrimination

It is illegal to discriminate in the sale, rental, or financing of housing based on:

• Race or color
• Religion

• Familial status (including children under 18, pregnant women, and people securing custody of children)
• Disability (physical or mental)

Property managers and owners using our platform agree to:

• Not include any discriminatory preferences or limitations in listings
• Make reasonable accommodations for persons with disabilities
• Comply with all accessibility requirements under the Fair Housing Act
• Not retaliate against anyone who exercises their fair housing rights

Reporting Discrimination

If you believe you have experienced housing discrimination, you may file a complaint with the U.S. Department of Housing and Urban Development (HUD) at www.hud.gov/fairhousing or call 1-800-669-9777.

6. Prohibited Activities

You agree not to engage in any of the following prohibited activities:

• Using the Site for any unlawful purpose or in violation of any applicable laws
• Posting false, inaccurate, misleading, defamatory, or libelous content
• Posting discriminatory housing advertisements
• Impersonating any person or entity
• Harassing, threatening, or intimidating other users
• Attempting to gain unauthorized access to other users' accounts or the Site's systems
• Using automated scripts, bots, or scrapers to access the Site
• Interfering with or disrupting the integrity or performance of the Site
• Collecting or harvesting user information without consent
• Posting rental scams or fraudulent listings

7. Intellectual Property

The Site and its original content, features, and functionality are owned by Apartmentdeals.ai and are protected by international copyright, trademark, patent, trade secret, and other intellectual property laws. You may not copy, modify, distribute, sell, or lease any part of our services without our prior written consent.

8. User Content

By posting content on the Site, you grant us a non-exclusive, worldwide, royalty-free license to use, reproduce, modify, adapt, publish, translate, and distribute your content in connection with our services. You represent that you own or have the necessary rights to the content you post and that it does not violate any third party's rights.

9. Disclaimer of Warranties

THE SITE IS PROVIDED ON AN "AS IS" AND "AS AVAILABLE" BASIS. APARTMENTDEALS.AI MAKES NO WARRANTIES, EXPRESS OR IMPLIED, REGARDING THE SITE, INCLUDING BUT NOT LIMITED TO IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SITE WILL BE UNINTERRUPTED, TIMELY, SECURE, OR ERROR-FREE.

WE DO NOT WARRANT THE ACCURACY, COMPLETENESS, OR RELIABILITY OF ANY LISTING CONTENT, PROPERTY INFORMATION, OR OTHER MATERIALS AVAILABLE THROUGH THE SITE.

10. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, APARTMENTDEALS.AI SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING WITHOUT LIMITATION, LOSS OF PROFITS, DATA, USE, GOODWILL, OR OTHER INTANGIBLE LOSSES, RESULTING FROM YOUR ACCESS TO OR USE OF OR INABILITY TO ACCESS OR USE THE SITE.

APARTMENTDEALS.AI IS NOT A PARTY TO ANY RENTAL AGREEMENT BETWEEN USERS AND PROPERTY MANAGERS/OWNERS AND SHALL NOT BE LIABLE FOR ANY DISPUTES ARISING FROM SUCH AGREEMENTS.

11. Indemnification

You agree to indemnify, defend, and hold harmless Apartmentdeals.ai and its officers, directors, employees, contractors, agents, licensors, and suppliers from and against any claims, liabilities, damages, judgments, awards, losses, costs, expenses, or fees (including reasonable attorneys' fees) arising out of or relating to your violation of these Terms or your use of the Site.

12. Dispute Resolution

Governing Law

These Terms shall be governed by and construed in accordance with the laws of the State of Texas, without regard to its conflict of law provisions.

Arbitration

Any dispute arising from or relating to these Terms or the Site shall be resolved by binding arbitration in accordance with the American Arbitration Association's rules. The arbitration shall take place in Texas, and the arbitrator's decision shall be binding and may be entered as a judgment in any court of competent jurisdiction.

13. Changes to Terms

We reserve the right to modify or replace these Terms at any time at our sole discretion. If we make material changes, we will provide notice through the Site. Your continued use of the Site after any changes constitutes acceptance of the new Terms.

14. Severability

If any provision of these Terms is held to be unenforceable or invalid, such provision will be changed and interpreted to accomplish the objectives of such provision to the greatest extent possible under applicable law, and the remaining provisions will continue in full force and effect.
